That growth pattern is the durable fact. Henderson carries a heavier share of newer housing stock, a higher-income and more family-and-retiree buyer profile than the valley average, and an active builder presence with financing arms attached.
It also means valley-wide statistics understate what a Henderson transaction actually involves. A master-planned home comes with association dues, sometimes a sub-association on top, and in newer districts a special assessment attached to the parcel. None of that shows up in a countywide median, and all of it lands in a lender's calculation of what the buyer can carry.

Your license is issued by the Nevada Division of Mortgage Lending, the agency overseeing residential mortgage origination in the state. Then comes the SAFE MLO National Test with Uniform State Content through NMLS: 120 questions, 190 minutes, 75% to pass. Nevada adds no separate state exam. Continuing education is 8 hours annually.
