Jacksonville is the most affordable of Florida's four largest metros, a five-county market anchored by the Navy, the port, health care and a deep back-office financial services base. It is also a heavy new-construction market, which means local agents compete every week with builders who bring their own lending desk to the table. The Jacksonville Real Estate Market in 2026
Jacksonville prices below Florida's other three largest metros, which is the structural fact that shapes everything else about it. The Florida REALTORS December 2025 MSA summary recorded 21,571 single-family closings in the Jacksonville MSA for 2025, down 1.9%, on a median single-family price of $395,000, down 1.3%. That was the lowest median among Florida's four largest metro markets, below Tampa's $400,000, Orlando's $445,000 and the $640,000 tri-county South Florida figure.
The attached-housing side held up comparatively well. The same report recorded 4,954 condo and townhouse closings for 2025, down 2.5%, on a median of $268,990, down 5.6%. Statewide, condo closings fell 5.9%. Jacksonville's condo volume decline was the mildest among the four largest metros in that year.
The MSA spans Baker, Clay, Duval, Nassau and St. Johns counties, and the spread inside it is wide. Duval carries the urban core and the beaches. St. Johns holds Ponte Vedra, Nocatee and St. Augustine, with a steady pipeline of new construction. Clay and Nassau are suburban and rural growth corridors. One median price covers a very large footprint, and a buyer's payment can differ by hundreds of dollars a month across counties that sit thirty minutes apart.
The region's employment base is what keeps that volume steady. JAXPORT and the surrounding logistics corridor, a large insurance and financial services back-office cluster, the Mayo Clinic and Baptist and UF Health systems, and two major Navy installations give Jacksonville a workforce that buys in most conditions rather than only in good ones.
Why Jacksonville Agents Are Adding Mortgage Licensing
A permanent military population makes VA expertise a core skill. Naval Station Mayport, NAS Jacksonville and the veteran households that stay in the region after service are a durable share of this market. Entitlement, funding fee exemptions and VA appraisal requirements decide whether those files close on schedule, and eligibility is determined by the lender and the agency. An agent who handles that directly instead of handing it off is providing a materially different service.
New construction competes with its own lending. In St. Johns, Clay and Nassau counties, builders routinely pair incentives with in-house financing. Florida MLO Licensing Requirements
Florida requires 20 hours of pre-licensing education for a mortgage loan originator, with 2 hours of Florida law counted inside that 20 rather than added on top. The total is 20 hours, not 22.
Your license is issued by the Florida Office of Financial Regulation, the agency that oversees loan originators in the state.
Then comes the SAFE MLO National Test with Uniform State Content, administered through NMLS: 120 questions, 190 minutes, 75% to pass. Florida adds no separate state exam. Continuing education is 8 hours annually, including 1 hour of Florida-specific content.
Most agents finish in 30 to 60 days. The coursework is online and self-paced, and much of it overlaps with skills you already use on the real estate side.

What Dual-Licensed Agents in Jacksonville Do Differently
