Phoenix is a production-homebuilding market. Whole submarkets in the West Valley and northern Pinal County are made of new homes sold out of model-home sales offices, and the builder almost always has an affiliated lender attached, usually with a rate buydown on the table. Buyers ask their agent whether the buydown is worth taking. Most agents can only guess. An agent who holds a mortgage license can work the math, which is one of the clearest reasons agents here are adding origination to what they already do.
The Phoenix Real Estate Market in 2026
Phoenix is a large metro built around new construction, with an existing-home price point close to the national median. The National Association of REALTORS put the median price of an existing single-family home in the Phoenix-Mesa-Scottsdale area at $477,500 for 2025, against $474,400 in 2024.
Most of the volume sits in Maricopa County. ARMLS recorded 13,732 closed sales in Maricopa County during the fourth quarter of 2025, at a median sales price of $475,000, with 16,047 homes on the market, 3.3 months of supply, and closings landing at 94.7% of list price after a median 84 days.
Two structural features outlast any one year of those numbers. The first is the builder pipeline: master-planned communities in Buckeye, Goodyear, Surprise, Queen Creek, and Maricopa keep a steady stream of new homes coming to market with incentives attached. The second is water. Arizona's assured water supply rules require a subdivider in the Phoenix Active Management Area to demonstrate a 100-year supply before plats are approved, which governs where new lots appear and keeps established neighborhoods in play.
Why Phoenix Agents Are Adding Mortgage Licensing
Builder financing is a permanent part of the conversation here, not a passing promotion. Incentives change shape from cycle to cycle, but a builder with an affiliated lender always has one. Explaining what a temporary or permanent buydown actually costs across the life of a loan, and putting an alternative next to it, requires understanding loan structure. Borrowers are free to choose any lender they like, and the point of the comparison is that the choice is informed rather than assumed.
Relocation buyers arrive on someone else's calendar. Households moving in from California, the Midwest, and the Pacific Northwest often have a start date, a lease expiring, or a house closing behind them. They need the property search and the loan file to move at the same time, not in sequence. That is much harder to deliver when the financing lives with a third party you do not control.
A metro this large spreads the transaction across too many hands. Phoenix runs from Buckeye to Apache Junction, and a buyer can easily deal with an agent, a lender, a builder representative, and a title officer who have never worked together. Consolidating the origination side into the agent relationship removes a handoff, and handoffs are where deals slow down.
Commission on a mid-priced home does not scale with the effort. A home near the metro median takes the same showings, the same negotiation, and the same problem-solving as one at twice the price. Arizona MLO Licensing Requirements
Arizona requires 20 hours of pre-licensing education for a mortgage loan originator license, which is the same total as the national SAFE baseline. Four of those 20 hours cover Arizona law, and they sit inside the 20 rather than on top of it. Budget for 20 hours, not 24, and confirm that the course you buy includes the Arizona content.
Your license is issued by the Arizona Department of Insurance and Financial Institutions, the agency that regulates mortgage lending and origination in the state.
After the coursework comes the SAFE MLO National Test with Uniform State Content, delivered through NMLS: 120 questions, 190 minutes, 75% to pass. Arizona adds no separate state exam. Continuing education runs 8 hours a year, one of which must be Arizona-specific.
Most agents finish the sequence in 30 to 60 days. The coursework is online and self-paced, so it fits around a showing schedule, and a fair share of it covers ground you already know from the real estate side.
