El Paso is one of the most concentrated housing markets in Texas. Roughly half of everything that sells falls inside a single $100,000 price band, Fort Bliss keeps a large share of buyers VA-eligible, and first-time buyers make up much of the rest. In a market this tightly clustered, the constraint on a deal is almost never the price. It is whether the buyer can finance it, which is why more El Paso agents are adding a mortgage license.

The El Paso Real Estate Market in 2026

El Paso ran against the statewide trend in 2025. The Texas REALTORS 2025 Texas Real Estate Year in Review records 8,585 closed sales in the El Paso MSA, up 2.3%, on a median price of $267,950, up 1.1%. Statewide, the median fell 1.2%.

Sellers kept their pricing power. The average home closed at 97.7% of its original list price, well ahead of the 92.8% posted in both Austin and San Antonio. Active listings rose 20.4% to 2,958, taking months of inventory from 3.5 to 3.8, which still leaves El Paso tighter than every other large Texas metro except Dallas-Fort Worth. Homes took 78 days to sell, twelve days longer than in 2024.

The market is unusually concentrated. Fully 51% of everything sold in El Paso in 2025 closed between $200,000 and $299,999, the highest concentration in a single price band of any Texas metro. That band is also where supply has thinned most: availability under $300,000 has fallen 17.7% since 2021, the steepest drop among Texas's large metros. Fort Bliss, the healthcare sector, and cross-border trade and logistics support a metro population of 881,291.

Why El Paso Agents Are Adding Mortgage Licensing

Qualifying is the bottleneck, not inventory. When half the market sits in one $100,000 band and that band is 17.7% thinner than it was in 2021, the buyers who win are the ones who are financing-ready when a listing appears. An agent licensed to originate gets a buyer to that state directly rather than waiting on a third party's timeline.

Fort Bliss makes VA expertise a core skill. One of the Army's largest installations sits in this market, and VA-eligible buyers are a permanent share of it. Entitlement, funding fee exemptions, and VA appraisal requirements decide whether those files close on schedule, and eligibility is determined by the lender and the VA. Handling them yourself instead of handing them off is a service difference buyers notice.

Affordable price points produce thin commissions no matter how firm the market is. A median near $268,000 generates a smaller commission than Austin's $431,000, on transactions that take just as much work. Participating in mortgage origination on those same closings is how agents in affordable markets build additional revenue streams without needing more volume.

Cross-border and first-time buyers need real guidance. El Paso serves a large share of first-time buyers and households with income documentation that does not fit a standard template. Knowing which loan programs accommodate that, and which will not, keeps buyers in the market who would otherwise conclude they cannot qualify.

Texas MLO Licensing Requirements

Texas requires 23 hours of pre-licensing education for a residential mortgage loan originator, three hours more than the national baseline. That is the standard 20-hour SAFE course plus a separate 3-hour Texas state law course. Plan for all 23 hours, since budgeting around the 20-hour national course alone leaves you three hours short at application.

Your license is issued by the Texas Department of Savings and Mortgage Lending, the agency overseeing residential mortgage origination in Texas. Take the TX-SML state course specifically, because that is the license you will hold.

After the education comes the SAFE MLO National Test with Uniform State Content through NMLS: 120 questions, 190 minutes, 75% to pass. Texas adds no separate state exam. Continuing education is 8 hours annually.

Most agents finish in 30 to 60 days. The coursework is online and self-paced, and much of it overlaps with skills you already use on the real estate side.

Origination work adds a second compensation channel tied to services performed, which changes what the day-to-day looks like in a market this steady.
