Texas MLO Licensing Requirements

Texas requires 23 hours of pre-licensing education for a residential mortgage loan originator, three hours above the national baseline. That is the standard 20-hour SAFE course plus a separate 3-hour Texas state law course. Plan for all 23 hours, because budgeting around the 20-hour national course alone leaves you three hours short at application.

The license is issued by the Texas Department of Savings and Mortgage Lending, which oversees residential mortgage origination in Texas. Take the TX-SML state course specifically, since that is the license you will hold.

Then you take the SAFE MLO National Test with Uniform State Content through NMLS: 120 questions, 190 minutes, 75% to pass. Texas requires no separate state exam. Continuing education is 8 hours a year.
