Fort Lauderdale sells two things that most metros do not: water access and a middle price rung between Miami-Dade and Palm Beach. Broward County is where a household priced out of Coral Gables lands, where the marine and cruise economy employs people year-round, and where a canal lot with dockage is a normal residential product rather than a rarity. All three of those facts run straight into underwriting. That is a large part of why more agents are getting mortgage licensed.

The Fort Lauderdale Real Estate Market in 2026

Broward County is reported inside a single tri-county market, and that market sits near the top of Florida's price range. The Florida REALTORS December 2025 MSA summary recorded 36,126 single-family closings across the Miami-Fort Lauderdale-West Palm Beach MSA in 2025, down 0.3%, on a median single-family price of $640,000, up 0.8%. That was the highest median among Florida's four largest metro markets. Florida REALTORS publishes Broward, Miami-Dade and Palm Beach as one MSA and does not break out county tables in that summary.

Attached housing is close to half of the same market. The report recorded 32,107 condo and townhouse closings for 2025, down 7.5%, on a median of $335,000, down 2.9%, against a statewide condo median decline of 4.7%.

Broward's own composition is what makes it distinct inside that number. The county holds the beachfront and downtown high-rise corridor, an unusually deep stock of mid-century and mid-rise condo buildings, large age-restricted communities in the west, master-planned suburbs in Weston, Coral Springs and Parkland, and the canal neighborhoods of Fort Lauderdale, Wilton Manors and Lighthouse Point where boat access is part of the value.

Why Fort Lauderdale Agents Are Adding Mortgage Licensing

Waterfront property is an underwriting question before it is a lifestyle one. Flood zone, elevation, seawall condition and roof age drive insurance cost and appraisal outcomes on a canal home, and insurance cost sits directly inside the qualifying payment. An agent licensed to originate raises that during the search rather than watching a deal reprice a week before closing.

The condo stock is old enough that project eligibility matters constantly. Structural reserve funding requirements and milestone inspections have changed what Florida associations must budget for, and lenders look closely at reserve levels and project eligibility building by building. In a county with this many mid-rise buildings, an agent who can tell a buyer early which buildings are likely to be financeable is protecting the client and the transaction. Eligibility and loan terms are determined by the lender.

Broward runs on move-up buyers who need the second loan to work. Households moving from Miami-Dade, from a first condo into a house, or from a rental into ownership are all solving for a payment. That is a durable feature of a county positioned in the middle of the tri-county price ladder, and it is the exact conversation an originator is trained to have.

The marine and logistics economy pays real income that does not always look standard. Port Everglades, the cruise lines, the yachting and boatyard trades, the airport and the distribution corridor employ captains, contractors, commissioned salespeople and business owners. Their income supports a mortgage; it just takes someone who knows how to document it, subject to lender requirements. Handling that yourself is one of several revenue streams dual-licensed agents build.

Florida MLO Licensing Requirements

Florida requires 20 hours of pre-licensing education for a mortgage loan originator, with 2 hours of Florida law counted inside that 20 rather than added on top. The total is 20 hours, not 22.

Your license is issued by the Florida Office of Financial Regulation, the agency that oversees loan originators in the state.

Then comes the SAFE MLO National Test with Uniform State Content, administered through NMLS: 120 questions, 190 minutes, 75% to pass. Florida adds no separate state exam. Continuing education is 8 hours annually, including 1 hour of Florida-specific content.

Most agents finish in 30 to 60 days. The coursework is online and self-paced, and much of it overlaps with skills you already use on the real estate side.

What Dual-Licensed Agents in Fort Lauderdale Do Differently

Origination work adds a second compensation channel tied to services performed, which changes what the day-to-day looks like and is a large part of why dual licensing holds up through a shifting market.
