Palm Beach County absorbs capital and households from the Northeast, and the financial firms that followed them made downtown West Palm Beach an office market as well as a resort one. The buyers who arrive with that migration are not simple files. They are relocating executives, second-home purchasers, retirees moving equity out of another state, and self-employed households whose income never fits a standard template. The West Palm Beach Real Estate Market in 2026

Palm Beach County sits inside a single reported market with Broward and Miami-Dade, and that market sits near the top of Florida's price range. The Florida REALTORS December 2025 MSA summary recorded 36,126 single-family closings across the Miami-Fort Lauderdale-West Palm Beach MSA in 2025, down 0.3%, on a median single-family price of $640,000, up 0.8%. That was the highest median among Florida's four largest metro markets, and one of only two of those four whose single-family median rose that year. Florida REALTORS reports the three counties as one MSA and does not break out county-level tables in that summary.

Condos and townhouses are a very large share of the same market. The report recorded 32,107 condo and townhouse closings for 2025, down 7.5%, on a median of $335,000, down 2.9%. Statewide, condo closings fell 5.9% and the median fell 4.7%.

Underneath the composite, Palm Beach County is several markets: the barrier-island luxury tier, downtown West Palm Beach and its financial-services office corridor, the coastal condo belt through Boynton Beach, Delray Beach and Boca Raton, the large 55-plus communities west of I-95, and the equestrian and suburban stretch around Wellington and Jupiter.

Why West Palm Beach Agents Are Adding Mortgage Licensing

A high-price market means loan structure decides deals. Purchases at this price point routinely fall outside conforming limits, which changes documentation, reserves and timelines. Eligibility and terms are always determined by the lender, but an agent who knows what the file will require can set a realistic closing timeline instead of discovering the problem after the inspection period.

The relocating buyer is a financing project, not just a house hunt. Households moving from New York, New Jersey, Connecticut and Illinois are comparing a total monthly cost, and property taxes, insurance, HOA dues and the loan all sit inside that number. Agents licensed to originate can build the whole comparison rather than handing half of it to someone else.

Self-employed and asset-heavy income is normal here. Florida MLO Licensing Requirements

Florida requires 20 hours of pre-licensing education for a mortgage loan originator, and the 2 hours of Florida law count inside that 20 rather than sitting on top of it. The total is 20 hours, not 22.

Your license is issued by the Florida Office of Financial Regulation, the agency that oversees loan originators in the state.

Then comes the SAFE MLO National Test with Uniform State Content, administered through NMLS: 120 questions, 190 minutes, 75% to pass. Florida adds no separate state exam. Continuing education is 8 hours annually, including 1 hour of Florida-specific content.

Most agents finish the sequence in 30 to 60 days. The coursework is online and self-paced, and much of it covers ground you already work in on the real estate side.
