A large share of what sells in Lake Havasu City is not a primary residence, and a meaningful share of it is not a house at all. Second homes, seasonal places, vacant lots, manufactured homes, and condominiums all move through this market alongside standard single-family stock, and every one of those categories finances differently. The other 413 are the interesting part. That half-year included 138 vacant land sales, 81 condominium and townhome sales, 53 manufactured home sales, and the balance in commercial and multi-family property. In other words, roughly two of every five recorded transactions in the city sat outside conventional single-family lending, and vacant land accounted for a substantial share of them.

The structural drivers do not change from year to year. The lake, the shoreline, and the boating economy pull buyers from Southern California, Las Vegas, and Phoenix. The wider Lake Havasu City-Kingman market adds Kingman's Interstate 40 and rail logistics corridor and the Bullhead City and Colorado River communities to the north. Winter residents swell the population and then leave, which shapes both the rental stock and the second-home inventory that eventually comes up for sale.

Why Lake Havasu City Agents Are Adding Mortgage Licensing

Occupancy classification decides the deal before anything else does. Arizona MLO Licensing Requirements

Arizona requires 20 hours of pre-licensing education for a mortgage loan originator license, the same total as the national SAFE baseline. Four of those hours cover Arizona law, and they sit inside the 20 rather than on top of it. Plan for 20 hours, not 24, and confirm the course you buy carries the Arizona content.

Your license comes from the Arizona Department of Insurance and Financial Institutions, which regulates mortgage lending and origination statewide.

The exam is the SAFE MLO National Test with Uniform State Content, administered through NMLS: 120 questions, 190 minutes, 75% to pass. Arizona adds no separate state exam. Continuing education runs 8 hours a year, one hour of it Arizona-specific.

Most agents finish in 30 to 60 days. The coursework is online and self-paced, and a fair amount of it will cover ground you already know from the real estate side.
